You are looking for a home inspection, and I am here to help.  My name is Bob Knowles, an Ohio home inspection professional, and owner of Glass City Home Inspectors.  I perform every one of our home inspections personally or with our team, so that you, the client, get a consistent and personal experience every time.  I am certified by NACHI (The National Association of Certified Home Inspectors,) as well as being a Certified Mold Inspector and have IAC2 Certification (International Association of Certified Indoor Air Consultants).  Accordingly, I can provide you with the home inspection expertise that you deserve whether you are buying or selling a home.

When you hire a home inspector, you are hiring an experienced professional with training and experience in the building industry.  It is the job of the home inspector to not only evaluate the condition of the house's major systems and structure but also to evaluate how these systems are working together and identify any need to be watched, repaired or replaced.   In addition to my certifications listed above, my background as a property inspector includes 35 years in construction, in both residential and commercial arenas,  ranging from bathroom, kitchen remodels, residential and commercial additions, dental and medical offices along with the construction of a ten story commercial office building and several homes.  Yet, my construction experience is further enhanced with an equivalent amount of years in the day to day on-going maintenance and management of HVAC, roof, electrical, plumbing and mechanical systems in both residential and commercial property management.

Unlike most professionals, you probably will not get to meet me until after your hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing.  One certainty is that a property inspection requires a lot of work.  Ultimately a thorough inspection depends heavily on the individual inspector's own effort.  Often a prospective client will have the first question regarding pricing.  While I fully understand pricing issues, I professionally believe the far more critical issue than pricing is what inspections are included and how thorough is the inspection?  My inspections usually last between 3-5 hours which is the minimum time it takes to create a truly thorough property inspection.

I perform every property inspection as though I were performing an inspection for a close family member, so welcome to the family.  I would very much enjoy performing a property inspection for YOU.  Please call me at:

419.509.2353 or email me at Bob@GlassCityHomeInspectors.com

This is my cell number and offers you a direct line to me and I will try to answer it when I can; however, sometimes you are going to get my voice mail.  When that happens, please leave your information, so I can get back to you. I promise to do so promptly. I can usually fit your inspection in within 24 to 48 hours.  I maintain extended office hours for both scheduling and consulting  -- but please call before 10:00 PM.

For the home buyer
Our home inspection will provide you with a solid foundation of knowledge about your new home and an understanding of its components and systems as well as home maintenance tips and information to help you protect your investment. We strongly encourage you to accompany the inspector so that you may ask questions and gain a better understanding of the systems in the home your are purchasing.

For the home seller
A presale inspection offers you a great marketing tool, giving you a competitive advantage over other homes on the market - helping you sell your home faster at the highest possible price. It helps facilitate full disclosure and gives the buyer greater peace of mind. It may also give you an opportunity to make repairs to your home in advance, helping expedite the sale of your home. Pre-sale inspections are a wise decision for all home owners and allows you to market your home as "Move-In Certified".

For the home owner
Even if you plan to remain in your current home for years to come, a home "checkup" is a great way to help you preserve the value of your home by identifying problems before they become serious. It is important to always know which systems and components in your home are nearing the end of their useful lives, so that proper maintenance can be performed.
